What the expensive years taught me
For eight years, I've been the person who handles safety and security product orders for a mid-sized property management firm. Fire alarm components, detection devices, fencing, gates—the stuff most people don't notice until it stops working. In that time, I've made eleven significant mistakes. Together, they cost roughly $38,000 in wasted budget, rushed replacements, and schedule delays.
Not one of those mistakes was caused by bad equipment. Every one of them happened because I skipped a step before placing the order.

- Existing alarm equipment and whether the panel has room for new devices.
A walkthrough takes thirty minutes. Replacing detectors that were specified from a floor plan takes much longer.

The question isn't “which fence looks better?” It's “what does this fence have to do?” For a security perimeter, a black chain link fence is usually the right choice. The open mesh gives cameras and patrols a line of sight through the boundary, which means fewer blind spots for someone to hide behind. The black coating also looks sharper than bare galvanized—important if the fence is visible from the street or client parking.
A stockade fence has a different purpose. You choose it when you need concealment: screening a utility yard, storage area, dumpster enclosure, or equipment that shouldn't become the visual centerpiece of your facility. It gives privacy, but it blocks your own view as well as the public's.
If you need both security and screening—which happens a lot—black chain link with privacy slats is the middle ground most facilities end up with.
Before picking either, ask:
- Do I need sightlines for cameras and staff?
- Do I need to hide equipment or loading areas?
- What height does local zoning or the HOA allow?
- What gates are needed: vehicle, pedestrian, double swing, or sliding?
- How will the fence handle wind? A solid stockade panel acts like a sail; chain link lets wind through.
And remember: the fence is the handshake. A sagging, rusted perimeter tells customers how you run the rest of the operation. That impression has real value—or real cost.
5. Verify the bill of materials for completeness, not just quantities
My September 2022 mistake still makes me cringe.
I ordered 580 linear feet of black chain link fence for a client's site. Fabric, posts, top rail, tension wire, ties—all there. What I missed was the hardware for two double swing gates. Hinges, latches, drop rods. The installer laid everything out and stopped: no way to hang the gates.
We paid $890 in overnight shipping to get the hardware from a local distributor, lost three days, and earned a very pointed email from the client. The hardware itself cost about $240. The quantities were perfect. The order wasn't complete.
Same logic applies to Tyco fire products. Don't just count devices. Confirm that every detector has the correct base, every device model is on the panel compatibility list, and you're ordering spares. Ask the system designer or an authorized distributor to review the bill of materials before you release it. In my experience, that review catches at least one problem per project.
6. Schedule the end-to-end test before you sign off
In Q1 2024, I approved a device replacement for a tenant floor. Same model the system already used, so I reasoned it would work. The technician powered it up, his meter showed voltage, and he closed the ceiling tile. I skipped the final functional test because I was in a hurry.
The next week, the annual fire alarm test found the problem: the new device wasn't programmed into the panel's device map. It looked fine. It wasn't supervised. We had to bring the technician back, re-run the test, and apologize to the inspector and the tenant. That little shortcut cost about $1,800 and a chunk of credibility.
“Should work” is not the same as “verified.” Now every work order I issue includes a final step: trigger each initiating device, confirm the panel responds, and confirm the monitoring station receives the signal. If that step isn't on the invoice, I don't sign it.
What the expensive years taught me
The product is not the plan. You can buy the most respected fire protection equipment on the market and still create problems with poor placement, wrong device selection, or skipped tests.
