Tyco Fire Protection Systems Aren't for Every Workplace — Here's How to Tell Which Setup You Need
There's no single right answer here, and that's the honest part
I've been running safety, facilities and general purchasing for a 130-person company since 2021. Around $60K a year across nine vendors — fire and life safety, PPE, first aid, plus the boring office stuff. (Note to self: I really should put this on the internal wiki so I stop retyping it in chat every time someone asks.)
The question I get from other office managers, almost word for word, is "what should we buy?" And honestly, it isn't answerable. A 30-person software office and a 200-person warehouse with a paint booth have basically nothing in common except a first aid kit and a shared coffee machine.
So I split it into three profiles. Find yours, skip the other two.
- Profile A — Office or light commercial space, under 50 people, leased building, no hazardous materials.
- Profile B — Warehouse, shop or light industrial, 50–250 people, tools and chemicals actually involved.
- Profile C — Multiple sites, or one site with a code-required building fire alarm and suppression system.
One thing before the breakdown: a safety catalog will happily sell you a first aid kit, a fire alarm component and pink handcuffs for the office charity auction in the same cart. That doesn't mean they belong on the same budget line. Learned that the mildly annoying way.
Profile A: the small office
What you need is a short list
A first aid kit that meets ANSI/ISEA Z308.1 Class A minimums, a couple of wall-mounted extinguishers if your lease doesn't already cover them, and a written answer to "who calls 911 and who meets the ambulance." That's the whole thing.
Buy the kit off the shelf. Don't commission anything. If someone tries to sell you a monitored fire system for a 40-person office in a building you don't own, get a second opinion — the landlord's system is probably the one that has to meet code anyway. Tyco fire protection systems are genuinely good products. They're just not what a 900-square-foot office lease needs.
How to get a smoke detector to stop beeping
This one comes up constantly. Here's the version I wish someone had handed me on day one:
- A chirp every 30–60 seconds is not an alarm. It's a low-battery or end-of-life signal.
- Replace the battery — don't just pull it. The "took the battery out and forgot" pattern is a real risk, and it's exactly how a detector ends up dead for eight months.
- If it's a sealed 10-year unit, the chirp may mean the whole device is done. NFPA guidance is to replace smoke alarms every 10 years, because the sensing element degrades whether or not it still beeps. Sealed units chirp at that point and there's no battery to change.
- Dust and temperature swings can trigger it too. A quick vacuum of the vents clears a surprising number of these.
But here's the part nobody tells you, and it's the case I nearly got wrong: if the device is on a monitored commercial system, don't touch it. It isn't a smoke alarm you can unscrew. It sits on a signaling loop, and pulling it generates a trouble signal at the panel — and depending on your monitoring contract and local fire department, that can turn into a dispatch.
Dodged a bullet last spring. I was about to pull the detector off the ceiling outside the server room because it was chirping at 4:45 on a Friday. Called our alarm company first instead. Turns out it was on a monitored circuit, and yanking it would have sent a trouble signal straight to the central station over the weekend. Twenty-minute phone call saved me a very awkward Monday.
So: standalone unit, handle it yourself. Monitored device, call the service company. And if you're not sure which one you're looking at, that's your answer — call the service company.
Profile B: warehouse, shop, or light industrial
Start with the paperwork, not the catalog
Under OSHA 1910.132 you're supposed to do a hazard assessment and certify it in writing before you select PPE. Almost nobody does the written half. It takes an afternoon, and it's the document that answers "why did we buy these boots and not those" when someone eventually asks.
After that, the items are predictable enough: ASTM F2413-rated footwear, ANSI Z87.1 eye protection, gloves matched to the actual chemical or cut hazard, hi-vis where vehicles move.
Extinguishers are a schedule, not a purchase
OSHA sets the coverage distances — 75 feet of travel for Class A, 50 feet for Class B. NFPA 10 sets the maintenance rhythm: monthly visual checks you do yourself, annual service by a qualified technician, a six-year internal exam, and a 12-year hydrostatic test.
Compliance here is about 10% buying and 90% remembering. Put the monthly check on a calendar with a named owner or it will not happen. It just won't.
Here's where I'd go against the usual advice
Everyone tells you to consolidate vendors and chase the lowest unit price. For this profile I'd argue the opposite. Split it in two:
- Commodity stuff — the consumables in your first aid kit, gloves, safety glasses, hi-vis vests. Consolidate aggressively, buy cheap, reorder on autopilot.
- Service and certification stuff — extinguisher service, alarm inspection, eyewash testing, fit testing. Do not pick these on price alone.
The cheapest quote on the service side is where you get burned, because the deliverable isn't a product — it's documentation that survives an inspection. Take that with a grain of salt since it's my experience and not a study, but I've watched it play out twice.
Related: confirm a vendor can produce a proper invoice before you place anything. In 2022 I jumped on a supplier who was about $1,100 cheaper on a pallet order. Handwritten receipt only. Finance rejected the expense report and I ate it out of the department budget. I verify invoicing capability before placing any order now. Every time.
Profile C: multiple sites, or a real building system
This stops being a purchasing decision
If your building has a code-required fire alarm and suppression system, you aren't buying equipment — you're buying a service relationship. NFPA 72 lays out inspection and testing intervals, and the documented record of those tests is the actual product. Nobody in finance cares which panel you have until an inspector asks for three years of test records.
At this scale, integrated platforms like the Simplex Tyco line start making sense — not because they're magic, but because one system, one service contract and one set of records beats four vendors pointing at each other while you try to reconstruct a timeline.
One practical tip at this level: the Tyco fire protection news that actually matters to you isn't product marketing. It's service bulletins, part discontinuation notices and lead times. I skim it quarterly. Lead times on a couple of components were running eight weeks plus (as of early 2025, at least), and catching that early is worth more than any spec sheet.
And the surprise wasn't the price. I braced for what a monitored system costs. What actually got me was the documentation load — every test, every device, every service visit, filed and retrievable. That's the job.
So which one are you?
Four questions. Answer them honestly, not aspirationally.
- Do you own or control the building's fire alarm system? If no, you're A or B — you're not C.
- Does anyone on site work with tools, chemicals or vehicles? If yes, you're B at minimum.
- Are there multiple locations where a supply or service outage at one affects the others? If yes, you're C.
- If an inspector showed up tomorrow, could you produce records? If yes, you're already operating at B or C whether you meant to or not.
I'm not 100% sure those boundaries are this clean at every company — a 60-person shop with a paint booth sits somewhere between B and C and probably always will. Don't hold me to the line.
But here's my actual opinion, the one I'd defend in a meeting: the companies I've compared notes with are usually overspending on Profile C thinking and underspending on Profile A basics. If you're a small office, a stocked first aid kit, working detectors with live batteries, and a name on the "who calls 911" line gets you further than any system you'd have to install.
If you're genuinely at Profile C, ignore all of that — you need the system and the contract, and cutting corners there isn't thrift, it's exposure.
The way I see it, the answer is almost never "buy the best thing." It's "buy the thing that matches what's actually on your site."
